ICG utilizes a proven, innovative process to control project costs identified as Design Phase Estimating (DPE) and Cost Analytics and Reporting (CAR); along with Earned Value Management (EVM) timelines; logistic planning; and design quality management oversight.

The budget criteria for your project will be established as soon as possible. It is ICG’s responsibility to assemble accurate and realistic financial targets for every aspect of the project PRIOR to the completion of design to enable you to set financial targets internally. The budgets we prepare are supported with fully detailed written assumptions that clearly explain the expenditures.
The budget is validated through our in-house estimating system known as Design Phase Estimating© (DPE). As costs escalate, adjustments are made to the design to ensure that the budget targets are protected avoiding surprises when the documents are bid. DPE is applied to the drawings at each phase of design (Schematic, Design Development and Construction Documents) to ensure that the formalization of the design does not jeopardize the financial targets established by the team.
All of the project financial data is loaded into our Cost Analytics and Reporting© (CAR) system which enables you to track every expenditure through the project lifecycle. The first section of the CAR is structured to accurately benchmark your project costs; record your contractual commitments; project the potential costs that may be incurred; and provide you with a forecast of the total project cost. The second section of the CAR is captures work in place by assigning invoices to the correct contractual commitment, ensuring that payments are accurate and commensurate with services delivered.
CAR is a complete financial management tool which measures a project’s progress and success.
The overall milestone schedule produced by ICG will be a critical planning tool customized for the project technical requirements and is completely interrelated to the CAR system developed for the project. The milestones developed will be used to plan fiscal strategies, resource allocations, and relocation activities. The tasks will be integrated into the EVM tracking system as an indicator of project performance.
ICG will chair a series of working session with all of the members of the Client, Architectural, Engineering and Construction Management Teams working together to develop clear tasks and responsibilities from project start to project completion. This is meant to engage the project team and create ownership. All schedule tasks will be tracked on a weekly basis with individual team members to maintain project progress.
While we prefer to collaborate with the project consultants to establish the project tasks prior to the schedule development, we have the expertise to compose it without input if necessary.

ICG always allows the appropriate period of time to complete the competitive process of retaining the necessary consultants and vendors on behalf of our client. ICG employs highly developed tools for the creation, distribution, analysis, and subsequent recommendation of vendors on your project.
ICG facilitates the flow of project communication through a weekly project status meetings with all of the decision makers present. The purpose of the project status meeting is to bring the full team up to date on project issues, schedule progress, and required decisions to maintain momentum. Tasks are assigned to responsible parties with due dates to ensure accountability.
The preparation of detailed Agenda and Meeting Minutes acts as the primary method of recording the regular progress of the project and the decisions that dictate the direction of the project team.
Every project needs the focus of the core team to identify project changes and to respond to the dynamic nature of your organization. Our primary goal is to minimize the cost and schedule impact of change on the project by using the seasoned experience possessed by our partners.
It is ICG’s responsibility to gather changes to the contracted scope from every member of the team; solicit fixed pricing; negotiate the value; obtain your approval; and track as part of our CAR system.
When a change request is fully reviewed and the team has a level of satisfaction that the costs are appropriate, ICG will submit a recommendation letter summarizing the costs and the financial implications to the project budget.
Furniture, Fixtures and Equipment
As part of the Design Development phase, ICG will facilitate a process with your team geared at identifying equipment in your current space that will be reused or purchased new for the project. This may require a competitive bidding process or a negotiation with a vendor based on your existing relationships. We will coordinate every aspect of the project to ensure that any owner furnished items are seamlessly incorporated into the plan.
Relocation and Occupancy
ICG will remain the catalyst for coordinating staging areas, jobsite force sequencing, and team communication through the relocation process.
It is ICG’s responsibility to ensure that this phase of the project go as smoothly as possible. We will be there to resolve any issues that may come up which would delay the completion of the relocation. We want to be the first to know of an issue; the first to let you know what has occurred; and most importantly, how it is being resolved.
